Seeing the Potential of the Property Sector in Pancoran Mas and Sawangan

The Pancoran Mas and Sawangan recorded increase in property highest Depok , West Java.

Based on the Rumah.com Indonesia Property Market Report for the first quarter of 2022, both support Depok City to become the region with the best increase in the price, supply and demand index in Greater Jakarta.

In Pancoran Mas, the price increase seems to be driven by the presence of a toll gate that is right within the sub-district area to the access to the Depok-Antasari Toll Road.

In addition, closer access to the center of activity in Margonda Raya also benefits the owner of the residence in Pancoran Mas.

Based on the data, most property searches are in the range of Rp. 300-750 million, followed by prices of less than Rp. 300 million.

There is an increase in the demand index by 20 percent, the price index by 5.1 percent and the supply index by 6 percent.

Meanwhile in Sawangan, the location is supported by access to the Serpong-Pamulang and Depok-Antasari toll roads.

The most property searches based on price are below IDR 300 million and followed by prices of IDR 300-750 million.

Although the price index rose 3.45 percent and the supply index rose 12 percent, the Sawangan area experienced a 2.38 percent decline in the demand index.

However, Sawangan remains the area with the second highest property price increase in Depok City. 

Moving to Cinere , which was once the prima donna in Depok City, its area is supported by the Depok-Antasari Toll Road and is directly adjacent to South Jakarta.

Unlike Pancoran Mas and Sawangan, most property searches in Cinere based on price are around Rp 1.5-4 billion.

Even so, the Cinere area still has potential that should be taken into account by consumers.

The decline in the price index can be an opportunity to get housing at a more affordable price.

In this regard, Deputy General Chairman of Real Estate Indonesia (REI) Bambang Ekajaya said Depok has a strategic location so it is in demand.

"Because apart from the University of Indonesia (UI), accessibility to Depok is now also very good," Bambang explained to SFS, Monday (30/5/2022). 

Bambang explained, there are several new toll roads in Depok that are supported by public transportation, especially the KRL commuter line .

According to Bambang, the development of good public transportation in Depok is able to raise the property value of this area.

In addition, house prices in Depok are also relatively affordable when compared to areas west of Jakarta, such as Serpong, Tangerang and surrounding areas.

"(Depok) is an alternative, with a relatively affordable price compared to the current Serpong area," concluded Bambang.
