State-owned Property Companies Continue to be Encouraged to Develop Many TOD Projects

The government continues to encourage Perum Perumnas as a state-owned company in the housing sector to further increase the development of vertical housing or flats (rusun), especially for low-income people (MBR) in urban areas. The ever-growing supply of flats from Perumnas, especially those that are integrated with mass transportation ( transit oriented development / TOD) to become community solutions and encourage the achievement of the one million houses program.

According to the Director General of Housing at the Ministry of Public Works and Public Housing (PUPR) Iwan Suprijanto, Perum Perumnas is expected to continue to play an important role in housing development for the community, especially the urban MBR segment with good vertical housing products.

"We hope that the flat projects developed by Perumnas, especially those with the TOD concept, can continue to be reproduced in cities throughout Indonesia. Perumnas can collaborate with various ministries and institutions that have potential land in urban and regional areas to be developed into community housing facilities," he said.

With good cooperation patterns from land owners, it is hoped that the construction of residential facilities can continue to be encouraged. Socialization and education related to living vertically must also continue to be encouraged, especially the various advantages related to efficiency, effectiveness, and savings from the concept of vertical housing.

Iwan suggested that Perumnas should continue to conduct field analysis related to market potential and compare it with the benefits of the residential project development plan. The development of the flats project will also optimize the use of limited land and this must be an advantage that can be offered to the community.

Especially for the TOD residential concept, it must continue to be optimized and reproduced in various regions. This concept is a residential and mobility solution that has been very developed in the world's cities and we are too late to implement a lifestyle and lifestyle in the TOD area.

“The young generation must continue to be educated and learn to live in flats, especially those with the TOD concept. With the ease of accessibility using public transportation, this residential pattern is suitable for the young worker segment and Perumnas must continue to expand the development of TOD areas like this," he said.

President Director of Perum Perumnas Budi Saddewa Soediro said, until now Perumnas is still conducting site surveys regarding potential lands to be developed into TOD areas. The lands currently being pursued generally belong to government agencies.

"We also need support from various parties so that the TOD-based developer concept that has been developed by Perumnas so far can be implemented properly, including to continue to add landbanks to increase the supply of residential units for the community," he added.
